HENRICO CO., VA – Gumenick Properties announced that it has applied for building permits to construct 327 apartment homes in a 5-story building at award-winning Libbie Mill – Midtown, the largest revitalization project in Henrico’s 400-year history. Following approval of final plans, construction is expected to commence in the fourth quarter of this year or the first quarter of 2016.
“Gumenick Properties always has envisioned Libbie Mill-Midtown as a regional destination and a neighborhood where people can make a home. Strong demand exists in Central Virginia for apartments. Those at Libbie Mill-Midtown should have especially powerful appeal given the community’s features and many planned amenities and its proximity to major roadways, including I-64 and I-95,” said Skip Nash, Gumenick Properties’ Vice President-Property Management.
The planned building, located near the community’s entrance on Staples Mill Road, will have the apartments on four floors over a single floor of approximately 40,000 square feet of retail space. The building will also enjoy a superb location at the heart of the Libbie Mill-Midtown community, placing it within easy walking distance of restaurants, stores and the Libbie Mill-Midtown lake plaza area, which serves as the neighborhood’s downtown. The apartments will include a mix of studio, one-, two- and three-bedroom homes, all with private balconies or terraces. Community amenities will include a number of social gathering spaces, a community center, a fitness center, office/meeting space and a kitchen and bar for entertaining.
The building will have a unique design for parking and outdoor amenities. Covered parking will be provided in the building’s core. Atop this, Gumenick Properties will place the apartment community’s recreation and socialization area. This large outdoor area of approximately 38,681 square feet will feature a swimming pool with sundecks as well as amenity spaces with fountains, multiple outdoor dining/grilling areas, flexible entertaining spaces and exercise areas.
“Libbie Mill-Midtown is designed to be pedestrian-friendly. Having the building’s parking within its core supports that vision. It concentrates cars, eliminating the need for extensive, land intensive surface parking. Because parking will be placed close to the apartments, residents can park their cars and conveniently reach any destination within the community -- from the library to restaurants to shops – on foot,” Nash said.
In line with its mixed-use nature, Libbie-Mill-Midtown rapidly is becoming a premier location for a growing list of organizations that have decided to locate there. These groups include: Rutherfoord, a Marsh & McLennan Agency, LLC Company, Richmond Memorial Health Foundation, Libbie Mill Library, Gumenick Properties and Southern Season of Chapel Hill, N.C., which operates a 53,000-square foot gourmet food store there.
The library, which will have approximately 60,000 square feet of floor space, is slated to open in late October of this year. Gumenick Properties donated the land for the library to Henrico County.
Libbie Mill--Midtown will be unique, existing as both a thriving local community and a regional destination. Its Midtown location is convenient to downtown Richmond, western Henrico and major roadways, including I-64 and I-95. The community is approved for up to 994 homes for sale and 1,096 apartments. Libbie Mill-Midtown also will have a total of approximately 160,000 square feet of retail space. The neighborhood is estimated to take approximately 10 years to complete.
Earlier this year, Libbie Mill-Midtown received the Impact Award from the Richmond Real Estate Group and was named Project of the Year by the Greater Richmond Association for Commercial Real Estate.
