CONSTRUCTION BEGINS ON FIRST APARTMENTS AT LIBBIE MILL-MIDTOWN
Five-Story Building Will Have 40,000 Square Feet of Retail Space, 327 Apartments
HENRICO CO., VA. – Gumenick Properties has begun construction of the first apartments at Libbie Mill-Midtown, the largest revitalization project in Henrico’s 400-year history. The 5-story structure of approximately 494,000 sq. ft. will have 327 apartment homes, parking and retail spaces. Completion of the building, including retail space, is expected to take about two years.

The new building, located near the community’s entrance on Staples Mill Road, will have the apartments on four floors over a single floor of approximately 40,000 square feetof retail space. The building will also enjoy a superb location at the heart of Libbie Mill-Midtown, placing it within easy walking distance of planned restaurants, stores and the community’s lake plaza area. The apartments, ranging in size from 450 sq. ft. to 1,265 sq. ft., will include a mix of studio, one-, two- and three-bedroom homes, all with private balconies or terraces. Community amenities will include a number of social gathering spaces, a community center, a fitness center, office/meeting space and a kitchen and bar for entertaining. Market conditions will determine apartment rates at the time they become available for leasing.
The building will have a unique design for parking and outdoor amenities. Covered parking will be provided in the building’s core. Atop this, Gumenick Properties will place the apartment community’s recreation and socialization area. This large outdoor area, almost one acre in size, will feature a swimming pool with sundecks as well as amenity spaces with multiple outdoor dining/grilling areas, flexible entertaining spaces and exercise areas.
